Common questions

Do landlords legally need PAT testing?

If you supply electrical appliances with a tenancy — kettles, washing machines, lamps, white goods — you have a duty under the Landlord and Tenant Act and Electrical Equipment (Safety) Regulations to ensure they are safe. PAT testing is the recognised way to evidence that. HMOs face stricter licensing conditions that commonly require it explicitly.

Is PAT testing the same as an EICR?

No. An EICR inspects the fixed wiring and is legally required every 5 years for rentals. PAT testing covers the portable appliances you provide. Insurers and HMO licences often expect both.

How often should rental appliances be tested?

Annually is the norm for rentals, or at each change of tenancy for high-turnover properties. We recommend a schedule per property and remind you automatically before it lapses.
